A good agent can make the difference between a homeowner reaching their goals or falling short. Many current and potential homeowners have experienced the fly by night salesperson that promises the world but fails to deliver and in most cases it’s due to the agent’s objectives not lining up with the client’s. For example a salesperson more worried about their commissions as opposed to actually serving the client.

 

I am a career real estate agent and a member of the National Association of REALTORS®. Being a REALTOR® comes with responsibilities that non REALTOR® or regular agents don’t have. REALTORS® are held to a higher code of ethics than non REALTOR® real estate agents, and have a fiduciary duty to their clients. This means that my objectives revolve around you the client, and upholding that higher code of ethics REALTORS® are held to by helping you reach your goals.

    • Staying on top of deadlines and making sure they are met
    • Making sure the appraisal process is handled properly
    • Obtaining / Transferring keys and possession of the property
  • Properly prepare forms, contracts and disclosures that are required by law to ensure that they are all legally correct

  • Advise you on what indicators you should use to properly price your property in accordance with market conditions to avoid property sitting on the market too long or listing price reductions

  • Help you chose the right marketing strategy to market your property accordingly:

    • Listing on MLS (Multiple Listing Service)

  • Help you understand the benefits or differences of each offer you receive so that you accept the correct one and advise you on what you can include in any counter offer you might want to make so that the sales price and terms are most advantageous to you

  • Screen homes before you view them to make sure the property meets your needs, and advise you as to any inspections which might be applicable to the specific property to protect you from:
    • Potential for Termite Damage
    • Issues with Mold
    • Flood / Fire hazard zones
    • Earthquake Hazards
  • Show you homes in an effective and professional manner, to help you find the right home in the right neighborhood in a timely fashion
  • Provide comparable sales data to assure you that you are paying the proper price for your home and help you negotiate any price discrepancies by dealing effectively on your behalf with the sellers, other real estate agents, escrow agents, title agents, and/or any attorneys that might be involved
  • Guide you in your selection of escrow and title agencies and on how the escrow / closing instructions should be prepared
  • Guide you regarding any repairs you can request be made prior to closing and properly handling the walk-through process with you to ensure that said repairs or requirements are completed on time
  • Help you spot sellers who are attempting to take advantage of you, and advise you as to what course of action should be taken to avoid it
